Bengaluru’s New ‘Nambike Nakshe’ Scheme Simplifies Building Approvals

Bengaluru’s Deputy Chief Minister, D.K. Shivakumar, has unveiled the ‘Nambike Nakshe’ scheme, aimed at streamlining the building approval process. This new initiative is designed to expedite the approval process for properties up to 4,000 square feet within the Bruhat Bengaluru Mahanagara Palike (BBMP) jurisdiction.

Overview of the ‘Nambike Nakshe’ Scheme

The ‘Nambike Nakshe’ scheme introduces a provisional approval system for building plans. Property owners can now secure temporary approvals through authorized architects or engineers, eliminating the need for multiple initial approval steps. This change allows property owners to begin their construction plans more quickly and efficiently.

Target Audience

The scheme primarily benefits landowners in areas developed by the Bangalore Development Authority (BDA) and the Karnataka Housing Board. It is particularly suited for plots approximately 50×80 feet in size, aligning well with the scheme’s parameters.

Provisional Approval Process

Under the ‘Nambike Nakshe’ scheme, property owners can obtain provisional approval to commence construction. Following this, they must submit their plans online for final approval by the BBMP. This streamlined process significantly reduces the time and complexity involved in securing building approvals.

Despite the simplified approval process, BBMP engineers will continue to inspect the construction to ensure compliance with all regulatory standards. This oversight ensures that buildings adhere to necessary standards and regulations.

Currently, the ‘Nambike Nakshe’ scheme is being piloted in two BBMP zones. If successful, it is expected to expand across the city, potentially transforming the way property owners manage construction projects by minimizing bureaucratic hurdles and enhancing efficiency.

Launched in 2020 in Karnataka, the ‘Nambike Nakshe’ scheme initially focused on digitizing land records to facilitate easier access to land information. It also aims to resolve land disputes and improve land management. By providing online access to land information, the scheme supports better urban planning and rural development in the state.
